​Organization: Prior to work beginning, we review your project management processes to contour them and make recommendations based on industry data. We establish parameters that define the project’s goals and develop the strategy to achieve those goals.

​

Planning: Our next steps are to meet with all stakeholders having impact on the project to develop key milestones; provide a high-level project budget; and identify the parameters of the project schedule.​

​

​Design: Starting with programming, we will manage the project’s objectives and requirements through schematics and design development. We will maintain consistency with the original project assumptions and requirements and further develop a detailed budget that is adhered to through the development of design elements and construction.

​

​Construction: Following your procurement process we will identify and coordinate the onboarding of the project contractor and ensure contract compliance, budget and schedule are managed, including construction conflicts, coordination between design and construction teams and additional costs review. Documentation and reports, financial reviews, (including invoices, lien waivers and contracts), will be managed throughout the project.  

​

Schedule: Adapting the project requirements to current market conditions and supply chain time frames has become one of the highest priorities in mitigating impact to schedule. Through the design and construction phases we will work with those teams to identify and confirm materials specifications and procurement timing are in line with original schedule assumptions and do not impact project completion.

​

Closeout: Substantial completion, room ready dates and punch-list items will be completed in line with your schedule and to your satisfaction. While we initiate the close out process throughout the project, a formalized project close out will be managed. Prior to any vendor submitting final invoices for payment, we will reconcile each account to confirm paid to date and balance due are accurate to eliminate conflicts. Electronic and hard copies of warranties, O&M manuals, as-built drawings and other documentation will be provided.

Background
Michael Chionchio is the founder and Managing Principal of Resource Project Management, Inc. He uses his local market knowledge and long standing industry relationships to manage all project management services. As a sole proprietor, he prides himself on having the ability to deliver a diverse scope of services. This includes everything from legacy project management and owner representation to construction management and staff augmentation. His primary focus is Long Island but he has significant NYC and National experience managing projects in all aspects of the Real Estate Industry.

Experience
He's had a 40 year career in the local market place including, General Contracting, Owner's Representation and as the Client. After all these years and having been exposed to countless unique and complicated projects, he prides himself on being extremely resourceful in providing solutions for clients.
He leverages his experience to provide a collaborative culture that ensures true integration of project teams with the level of expertise needed for success on every client assignment and organizes team structures to meet client's requirements.

Education and Affiliations

​

Michael attended St. Francis College and Brooklyn College in New York. He studied Architectural Drafting and Construction Management at Mechanics Institute in New York City. He is a board member of the Friends of St. Dominic's Home as well as a committee member and past honoree for St. Francis Food Pantries, Boy Scouts of America, Diabetes Research Institute and Foundation, SHARE, and Ronald McDonald House.
